Asbestos Abatement Victoria
Certified Asbestos Removal in Victoria and Southern Vancouver Island
Asbestos is a known carcinogen that was widely used in building materials up until the early 1990s. Today, it’s still commonly found in older homes and buildings throughout Victoria and Southern Vancouver Island—in floor tiles, drywall mud, linoleum, stucco, and insulation. If disturbed, asbestos can release dangerous fibres into the air that are harmful to breathe.
At Local Remediation Ltd., we specialize in asbestos removal in Victoria and Southern Vancouver Island. Whether you're renovating, demolishing, or have just discovered asbestos in your home or job site, our certified team provides safe, compliant, and cost-effective removal. We handle both residential and commercial projects and guide you every step of the way.

Start-to-Finish Asbestos Removal Process
At Local Remediation Ltd., we manage your asbestos removal project from beginning to end—with clear communication, regulatory compliance, and a focus on safety every step of the way.
Step 1: QUOTE PHASE —
Assessment & Estimating
Start with a Call
Every asbestos removal project is unique, and the first step is always a conversation. Call Local Remediation Ltd. to discuss your situation. We’ll help you understand the next steps and whether an on-site visit or Hazardous Materials Survey (HMS) is needed right away.
Free Estimates for Small-Scale Work
For smaller residential projects—such as work confined to one room—we can often provide a free preliminary quote based on a visual site assessment. If you choose to proceed, a third-party HMS will still be required before any abatement work begins, as mandated by WorkSafeBC.
HMS First for Larger Projects
For larger or more complex projects, it’s typically necessary to have a certified Hazardous Materials Survey completed before a formal quote is issued. We can help coordinate this with a trusted third-party consultant.

Step 2: ABATEMENT PHASE — Containment & Removal
Risk Assessment & WorkSafeBC Filing
Every job is classified according to risk level:
-
Low Risk: non-invasive work like unscrewing fixtures or handling intact materials without cutting or breaking—typically no airborne fibre generation.
-
Moderate Risk: includes work like drywall removal with asbestos-containing joint compound, vinyl floor tile removal, or other non-friable materials that may be disturbed.
-
High Risk: work involving friable materials (materials that easily crumble), such as vermiculite insulation, popcorn ceilings, and pipe insulation. These jobs require full enclosures, air monitoring, and third-party air clearance testing.
We prepare and submit all necessary documentation to WorkSafeBC prior to project start.
Certified Asbestos Removal
Our licensed and insured team builds proper containment zones, uses HEPA filtration and negative air systems, and removes asbestos safely and thoroughly following all provincial safety protocols.
Step 3: CLEANUP & CLEARANCE PHASE
Decontamination & Site Cleanup
Once the asbestos is removed, we complete a full cleanup of the work area. All materials are properly bagged, sealed, and disposed of at approved hazardous waste facilities. The area is left clean, dust-free, and ready for the next phase of your project.
Clearance Letter
A third-party air clearance (for high-risk jobs) or a visual inspection (for moderate and low-risk jobs) will confirm the work area meets required safety standards. You will receive a clearance letter confirming that all asbestos-containing materials identified in the project scope have been removed and the work area has been cleaned in accordance with WorkSafeBC regulations.

Common Materials That Contain Asbestos
Asbestos was used in more than 3,000 products and construction materials. During asbestos abatement in Victoria and Southern Vancouver Island, we commonly find asbestos in:
-
vermiculite insulation (often found in attics)
-
vinyl floor tiles and sheet linoleum
-
drywall joint compound
-
gypsum board and ceiling texture (e.g., popcorn ceilings)
-
stucco and siding
-
roof felt and asphalt shingles
-
boiler pipe insulation and HVAC duct wrap
-
deck underlayment and cement board
If your property was built before 1990, it’s very possible asbestos is present in one or more areas.
